PROPERTY TAX SAVINGS
The Senior Freeze property tax reimbursement program reimburses eligible senior citizens and disabled persons for increased property tax rates or mobile home park site fees on their principal residence. You will get the difference between your first year of eligibility (base year) property tax amount and the current year property tax amount, as long as the current year is higher than the base year and you meet all other eligibility requirements.

EMERGENCY HEATING & COOLING
One-time emergency oil delivery and boiler repair or replacement to low-income adults 60 and over. Service is provided in urgent situations requiring immediate action to alleviate a heating problem which constitutes a health emergency and/or places the individual at risk of loss of shelter.
Cooling: Service provided to low-income older adults 60 and over includes: distribution of fans, distribution of air conditioners on a limited basis to low-income older adults with a physician’s letter of medical necessity.

Essex County Division of Housing & Community Development: Financing Home Improvement
Montclair homeowners who need to make repairs to their houses and who may not have the cash to fund it may find help in the Essex County Division of Housing & Community Development Financing Home Improvement plan. This program provides Deferred Loans to low and moderate income homeowners who occupy a 1 to 3 family home. The financial instrument behind this Deferred Loan is a soft lien recorded against your property which must be paid off only if you sell or transfer ownership of the property within a 10 year period. Examples of eligible improvements include: heating, roofing, plumbing, electrical and code violation abatement.
